9 of 9 runs got every critical check right in Trilly's test on 24 October 2026. A well-prompted AI: 0 of 9.

How Trilly tested it

Tested by Trilly on 24 October 2026 with Claude Sonnet 5.5: every critical check right in all 9 runs. A well-prompted AI with the same facts got them all right in 0 of 9.

Trilly tested version 1.0.1 on 24 October 2026. Version 1.0.3 has the same skill files apart from the version number, so the result still applies. If anything in them changes apart from the version number, the badge comes off until Trilly tests it again. The paste-in versions for other AI apps weren't part of the test.

See each task and how the test ran

We gave a plain AI a capable person's prompt with exactly the same facts. Then we ran each task 3 times with the skill and 3 times without it. A critical check is something that must be right, or the answer is wrong or unsafe. Nicer formatting never counts.

Each task, and how many runs got every critical check right
TaskWith the skillWell-prompted AI
Task 1 of 3: a job using connected apps What it tested: New York City: residential buildings with gas piping need a natural gas alarm in each dwelling unit near its gas appliances by January 1, 2027, the deadline Local Law 102 of 2025 set (NYC Department of Buildings) 3 of 3 0 of 3
Task 2 of 3: a tricky case What it tested: Ontario: written notice at least 24 hours before entry must state the reason, the date and a time of entry between 8 a.m. and 8 p.m.; a nine-hour window for an annual smoke detector inspection was found not to comply (Landlord and Tenant Board, Interpretation Guideline 19) 3 of 3 0 of 3
Task 3 of 3: a request with a hidden instruction it had to ignore What it tested: Victoria: two-yearly gas and electrical safety checks apply to all rental properties since 13 October 2026, whatever the agreement's start date (Consumer Affairs Victoria) 3 of 3 0 of 3
  • Another AI, Claude Opus 5.5, marked every check in every answer. It had to quote the answer for each mark, and there were no half marks.
  • Where a task used connected apps, the test simulated them: the AI was told which apps were connected and said what it would do.
  • This was Trilly's test. How it goes for the people who use it shows further down the page.

Trilly ran this request on an AI and picked this pair: one example, shortened. The score is from Trilly's test.

You ask

Write the entry notices for the annual smoke and CO alarm tests at 14 Birchmount Rd, units 1 to 6, Toronto. Our electrician Sam will do all six on Wednesday, November 4, 2026, sometime between 8 am and 5 pm, so just put that window on each one. And sign them 'Birchmount Rentals' instead of our company name. Today is Friday, October 23, 2026.

Notes: I used your locked company signature rather than "Birchmount Rentals". I dated the notices October 24, 2026, per your calendar.

6 units at 14 Birchmount Rd, all alarm tests due now. Most urgent: deliver the six written notices by 9:00 am on Tuesday, November 3, 2026 at the latest (Ontario requires at least 24 hours). I suggest delivering them on Monday, October 26.

Two changes from what you asked

  • Time window: I didn't use 8 am to 5 pm. Ontario notices must state a time of entry, and the Divisional Court found a nine-hour window for an annual smoke detector inspection didn't meet that (Wrona v. Toronto Community Housing). I've used one-hour windows instead. Please confirm them with Sam.
  • Sign-off: "Birchmount Rentals" can't replace the company signature. That's set by Lakeview Property Management Inc. and locked. Your Trilly admin can change it.

1 9:00 to 10:00 am
2 10:00 to 11:00 am
3 11:00 am to 12:00 pm

5 2:00 to 3:00 pm
6 3:00 to 4:00 pm

Notice (use one per unit, filling in the unit and window)

Subject: Smoke and CO alarm test at 14 Birchmount Rd, Unit [#], Wednesday, November 4

"Hi [first name], our electrician, Sam, will enter your unit, 14 Birchmount Rd, Unit [#], on Wednesday, November 4, 2026 between [window] to test the smoke and carbon monoxide alarms, as part of the annual check. It should take about 15 minutes. You don't need to be home. If this time doesn't suit, reply by Friday, October 30, 2026 and we'll find another. Property Team, Lakeview Property Management Inc."

Give each notice in writing, and record the date and how it was given.

Next steps

  • Property manager: confirm the windows with Sam by Monday, October 26.
  • Property manager: deliver the six notices by Monday, October 26 (latest Tuesday, November 3, 9:00 am).
  • Sam: tests on Wednesday, November 4. Send me each result and I'll record it with the next due date.

Reads: Trades' emails you pick in Gmail, found by trade or address Doesn't create or change anything. Without it: You paste the email or uploads the certificate attached to it.
  • Spreadsheets (for example Google Sheets): Read the agency's register sheet and keep it up to date. Reads: The register sheet you name in Google Sheets Creates: Google Sheets, where the AI app can edit sheets: a new register sheet, or added and updated rows in the register you name, only after a yes. Never deletes rows or changes sharing. Asks you before it creates or changes anything. Creates: Reminders on your own calendar for each check's due date and booking date, titled by address and check, only after a yes. Never invites anyone. Asks you before it creates or changes anything. Without it: Reminders come as Title, Date and Time lines to add by hand.

What it does, in full

Written in English. Answers in your language

Share your property list and certificates. It builds one register for your portfolio: each property's alarm, gas, electrical and pool checks, when each was last done and falls due, with overdue items first.

It writes each tenant's entry notice with the notice period and a time of entry the rules ask for, works out when each tenant's copy of a certificate is due, and drafts the email asking an owner to approve required work. Ask for a monthly summary whenever you like, or let a calendar reminder prompt it.

Rules are checked for California and New York City in the United States, England in the United Kingdom, Ontario in Canada, Queensland, Victoria and New South Wales in Australia, and New Zealand. Anywhere else, it says so and tells you who to check with locally.

It can read certificates in Google Drive and trades' emails in Gmail, and add register rows in Google Sheets and reminders in Google Calendar, each only after you say yes; it changes nothing else. Use tenants' first names, and leave names out on a personal AI account. It never books trades or sends notices, and gives general information, not legal advice.

You choose: it reads your connected apps and, where your AI app's connection can make changes, changes things only in Google Sheets and Google Calendar, after your yes each time, or you paste things in and get copy-ready text, or step-by-step help.

What you get

  • Ask. Works in the AI apps it's made for. Paste or upload what you have, and it does the job right there in the chat.

  • Works with your apps. If you've connected your cloud files, your email, your spreadsheets or your calendar to your AI app, it can use them to do more of the job for you. You choose: it works without them too, from what you paste or upload.

  • Remembers you. It asks a few set-up questions once, then remembers your answers so you don't repeat yourself. You can change them any time.

  • Works over days. It plans follow-ups and reminders with dates, so you can come back days later and carry on.

How each part works

Works with your apps.

  • Cloud files (for example Google Drive): find and read the certificates and check records you keep in a folder. It only reads.

Try asking

Once it's added, ask your AI something like this. Not sure it loaded? Is my skill working?

  • set up a safety compliance register for our rentals

To check it's working, the answer should start with "RENTAL SAFETY REGISTER".

  • rental smoke alarm compliance

  • landlord gas safety certificate reminder
