The whole example

You ask

Doing our kitchen + main bath in Dayton OH. Quote from Brightline Remodeling LLC is $48,000, they want 30% ($14,400) before they start and the rest when it's done. Contract also says 'changes agreed verbally on site billed at cost plus 20%'. Is 30% normal?? just tell me if I should sign. Honestly a bit stressed, we already maxed a credit card on appliances. Write me a reply to them proposing stage payments and sign it Dana and Marco Ruiz for this one. On my phone, no files.

Without the skill

Short answer: don't sign as written.

Is 30% normal? It's high. Ohio doesn't set a legal cap for home improvement deposits, but common practice is 10-20% (or about a third at most for custom or special-order work). With $48,000 at stake and your card already maxed, I'd push for around 10% down, then milestone payments.

Verbal changes at cost plus 20%: This is the bigger risk. "Agreed verbally on site" lets charges pile up with no paper trail and no price cap. Ask them to change it to written change orders only, signed by you both before the work happens, with the price stated up front. Cost plus 20% is a fairly common markup, so the rate itself is okay; the lack of documentation is the problem.

Before signing:

  • You've saved a goal of 3 quotes. You have one, so try to get two more, or at least confirm Brightline's license/insurance and references.
  • Plan a 10% contingency (about $4,800) and keep it separate from the contract.
  • Ask for a lien waiver with each payment.
  • Tie payments to finished milestones, not dates.

Subject: Quote and payment schedule for kitchen and bath remodel

Hi [Name],

Thank you for the quote of $48,000 for our kitchen and main bath. We're excited about the project and would like to move forward, but we'd like to adjust a couple of terms first.

  1. Payment schedule: Instead of 30% up front, could we do stage payments? For example:

    • 10% ($4,800) at signing
    • 25% ($12,000) at demolition and rough-in complete
    • 25% ($12,000) at cabinets and fixtures installed
    • 30% ($14,400) at substantial completion
    • 10% ($4,800) after final walkthrough and punch list
  2. Changes: Rather than verbal agreements on site, could we require a written change order, signed by both sides with the price stated, before any extra work begins? The cost plus 20% rate is fine with us.

RENOVATION TRACKER

Don't sign yet. I can't call 30% normal: there's no national deposit cap, but some states limit it, so check Ohio's current limit with your state or local consumer agency. Also, "verbal changes at cost plus 20%" has no cap, and "rest at the end" means no checks along the way.

Budget: $48,000 plus 10% for surprises is $52,800. Given the maxed card, plan around that figure. If money worry builds, the NFCC (non-profit credit counseling) is at 877-360-6322.

Subject: Payment schedule and changes for the kitchen and bath

Hi Brightline team,

Thanks for the quote. Before we sign, we'd like to change two things. First, payments tied to finished stages: $4,800.00 on signing; $12,000.00 when demo and rough-in pass inspection; $12,000.00 when drywall is done; $14,400.00 when cabinets and tile are in; and $4,800.00 at the end, once defects are fixed and we have lien waivers from you, your subcontractors and suppliers.

Second, instead of verbal changes billed at cost plus 20%, we'd like every change in writing, with the price and any added days, signed by both of us before the work starts.

Could you also tell us where to check your license, and send your insurance certificate?

Thanks, Dana and Marco Ruiz

What it does, in full

Written in English. Answers in your language

Renovating a kitchen, bathroom or more? This keeps one tracker from the first quotes to the end of the defect period, with dated next steps and who does each.

It compares quotes like for like, checks the contract before you sign (deposit, licence, insurance, payment stages, how changes are agreed), tracks permits, matches each payment claim to finished work, logs changes before the work starts and builds the defects list before the final payment. Deposit and permit rules differ by place, so it names the official body to confirm each one with.

It never pays, signs or sends anything for you, and gas, electrical and asbestos work always goes to licensed trades. It gives general information, not legal or financial advice.

If your email or calendar is connected, it can find quotes and contracts and set reminders, asking first. It can also prepare your permit form for your browser helper, stopping before you submit.

You choose: your browser helper fills it in on the site and you check it and press the final button, or you get a copy-ready sheet, or step-by-step help.

What you get

  • Ask. Works in the AI apps it's made for. Paste or upload what you have, and it does the job right there in the chat.

  • Works with your apps. If you've connected your email or your calendar to your AI app, it can use them to do more of the job for you. You choose: it works without them too, from what you paste or upload.

  • Does it for you. You choose: if you use a browser helper such as Claude in Chrome, ChatGPT Work or Comet, it can do the clicking for you on the local council or building department permit portal, on the application page you open after signing in, one page at a time, or you get a copy-ready version to paste in yourself. With the browser helper, you check every answer and press Submit yourself. It never types your passwords or card numbers.

  • Remembers you. It keeps your home file in one place you own: your AI app or your own cloud drive, never on Trilly. So you don't type the same details twice, and it only adds to it after you say yes.

  • Works over days. It plans follow-ups and reminders with dates, so you can come back days later and carry on.
